30.07.2020 – Komercijalna Banka a participant in the syndicated loan of EUR 72 million intended for financing the construction of East Gate Mall in Skopje

A EUR 72m syndicated loan agreement was signed today by domestic and foreign banks to finance the construction of the East Gate Mall - a construction project backed by a total investment of EUR 103m by the Balfin Group.

The syndicated loan provided EUR 38.5 million from the NLB Group (EUR 20 million from NLB dd Ljubljana and EUR 18.5 million from NLB Banka AD Skopje), EUR 18.5 million from Komercijalna Banka AD Skopje, EUR 10 million from Raiffeisen bank Albania and EUR 5 million from Halk Bank AD Skopje.

The syndicated loan will enable the construction of one of the most modern shopping centers in the Balkans. East Gate Mall is part of the modern and contemporary multipurpose complex Skopje East Gate, which is spread on over 15 hectares of land and includes a shopping center, residential complex and office park with a total planned gross built area of over 500,000 m2, being the largest multipurpose real estate project in the country.

According to Igor Davkov, CEO of East Gate Mall, the investment, the financing was completed for today, will change the image of the Macedonian retail industry.

“For the past two years we have been working hard to create a portfolio of lessees that will fully meet the needs and expectations of the consumers, not only in the country but also in the region. The shopping center will bring over 20 new world fashion brands on the retail market in Skopje, on a retail area of over 20,000 m2, or approximately 40% of the total shopping center’s area for rent; it will enable the opening of trade units that in their format and size correspond to the format and size in which the largest fashion brands open stores in the capitals worldwide, thus providing a completely different quality and quantity in the offer to the consumers. We have already signed commercial terms and lease agreements with over 150 traders, so today, more than a year before the opening of the mall, over 80% thereof has been leased under commercial terms confirmed by the lessees "- said Mr. Igor Davkov.

The building complex is a modern urban and architectural symbol of Skopje, which, as a project, aims to introduce new and modern standards of urban living and work. The shopping center covers a total usable rental area of about 57,000 m2 with 250 tenants (individual premises for rent). According to the planned dynamics, the shopping center should be open for the Fall/Winter 2021/2022 season.

According to the Chief Executive Officer and Chairman of the Board of Directors of Komercijalna Banka Mr. Hari Kostov, when Komercijalna Banka decided to participate in this project, the world and Macedonia were not affected by the health and economic crisis caused by the Corona virus.

“However, after the occurrence of and during the pandemic, we should praise the firm determination of the investor Balfin Group not only not to cancel or put this project on hold, but, on the contrary, to work even harder and faster on its realization, investing a significant amount of own funds in the investment so far. The Balfin Group is our well-known and valued client. Together we had a very positive experience, together with other investors, when we provided syndicated financing to Skopje City Mall together with the European Bank for Reconstruction and Development and Raiffeisen Albania. In fact, we and the Balfin Group are also joint shareholders in Tirana Bank, even though Komercijalna Banka as a minority shareholder. Our assessment is that Skopje and Macedonia need such an investment, which will lead to employment of more young people and further development of the City of Skopje and Macedonia. I wish the Balfin Group a quick and successful realization of this important project, and Komercijalna Banka will be here as one of the most important supporters of their idea and investment," said Mr. Kostov.

The financial support provided by domestic and foreign banks for the construction of East Gate Mall in conditions of global financial crisis imposed by the pandemic of the Covid-19 virus, is proof of the importance of this investment for the Macedonian economy and an indicator of stability and openness of the banking sector in the country to support economically significant projects.

By making over 53,000 payment cards “Kupuvam domashno” (“Purchase domestic products”), out of which over 93% have already been withdrawn by customers, Komercijalna Banka AD Skopje finalizes the process according to the planned dynamics. The payment cards provided to the Bank under the complaints accepted by the Government of the Republic of Northern Macedonia have also been prepared, and their distribution is in progress.

For the payment cards that have not been distributed yet, and are based on complaints accepted by the Government, the clients individually receive information in which city-branch they can withdraw their card, a process that will be completed in the next few days. The “Kupuvam domashno” (“Purchase domestic products”) payment cards issued by Komercijalna Banka are active upon issuance, i.e. they have funds available, so they can be used immediately in the retail network or in electronic trade, in accordance with the Government’s Decree on their use. Customers do not need Internet, POS or ATM activation or any additional step before using the card.

The distributed payment cards by the Bank are used by the clients for transactions in all types of business activities allowed in accordance with the Government’s Decree, and the most common are the transactions in the markets, which participate with over 85% in the total turnover. Over 78% of the funds on the cards have already been spent. An insignificant number of customers, who had withdrawn their cards in mid-June, still do not have any transaction realized thereby. The financial support by the domestic payment card can be used until 15.08.2020, which is a term legally prescribed by the Government of RNM, and exclusively with “Kupuvam domashno” (“Purchase domestic products”) payment cards.
